Snow Service Reminders

With winter fast approaching, the association would like to remind all members of the services provided by the association for snow removal at the site.

Winter Parking
We ask that all members make sure that all vehicles are removed from the driveways when snow service is being performed by the association. If a vehicle is parked on a driveway, the contractor will not service any portion of the driveway. It will then be the responsibility of the owner to clear the driveway.

I. Open up
Snow fall events with a prediction of 5” of new accumulation or more, an initial two blade pass and guest areas will be cleared prior to 6:00am or 5:00pm.

II. Plowing
For any new snowfall accumulation on the ground exceeding 1.5 to 8 inches on the drives, streets, and parking areas, we will commence snow operations within 12 hours after snowfall cessation. 8 to 12
inches, 18 hours after cessation. 12 or more inches 36 hours after cessation.

III. Shoveling Walkways & Mailboxes
Completed within 12 hours after cessation of snow fall exceeding 1.5”, 18hrs after 8”+, and 36hrs after 12”+. During blizzard conditions or any time winds exceed 15 M.P.H. and/or temperatures are below 0 degrees F and/or the wind chill is below 0 degrees F, shoveling operations may be suspended at the discretion of the contractor until conditions improve.

IV. Drift and Clean-up
1.5” inches of snowfall triggers snow removal service. Drifting and special clean-up that needs to be done outside of the 1.5” snowfall trigger needs to be requested and approved by the board.

V. Slush Plowing
Slush will be plowed when conditions exceed two inches during periods of melting snow or ice.

VI. Homeowner Responsibilities
1. Snow removal for less than 1.5″ of snowfall.
2. Snow removal from driveways and guest parking containing parked vehicle
3. Snow removal from patios and decks.
4. Ice accumulation on drives, steps, walkways and garage aprons caused by drainage.
5. The use of de-icing materials as is necessary.
6. Snow removal underneath and around parked cars.
7. Snow removal from walkways and/or drive areas caused by clearing patios or roofs.

VII. Snow Accumulation
Snow depth accumulation will be measured at the Association property on the asphalt to be plowed in areas neither drifted over nor blown clean. Because of melting, measurements will not be taken on lawn
areas, etc.

VIII. Damage to Property
Although every effort will be taken to eliminate property damage, accidents occasionally occur. It is the homeowners’ responsibility to notify the Association Representative within 48 hours of any damage

IX. Parking
Use good judgment when parking cars. Please do not park in areas where snow must be pushed, and observe your Association’s parking regulations. Vehicles interfering with the ability of the contractor to
remove snow may be towed without further notice at the sole expense of the vehicle owner.

X. General
During blizzard conditions or if the State of Minnesota D.O.T. suspends road crews, plowing may be suspended at the discretion of the Contractor. If this occurs, deadlines will be extended until conditions
improveIn the event of snowfalls over 12” with gusting winds above 30 MPH deadlines are void. Service will then be completed on a best effort basis.
