The siding project is moving along well. It is exciting to see how nice the completed buildings look! Up-to-date building status can be found on the association website at ForestOaksHOA.com.
A reminder to homeowners that the siding project is being funded through a loan granted to the Association. The loan payments are factored into the annual budget prepared by and approved by the Board. Any increase in the monthly homeowner assessment fee is based on the budget prepared for the year and “may be increased each year not more than five (5) percent above the assessment for the previous year without a vote of the membership.”. Declarations, Article V, Section 3.
In anticipation of the completed project and a more cohesive look to our Association, the Board would like to advise the homeowners on some items.
Care of Siding:
In order to maintain the integrity of the new siding, homeowners are reminded to use caution when using a grill near their home. Grills are not allowed on the deck areas as per Association Rules. Grills must be used a safe distance from the building to prevent damage to the siding. Any siding that is damaged due to the negligence of the homeowner will be repaired by the association with the cost of repair billed back to the homeowner.
Based on the recommendation of the contractor, the association requests that homeowners do NOT attach or affix any items to the exterior of their unit once the new siding is in place. Nothing may protrude from windows or be placed in the wall causing the siding to be cut round it. If a homeowner believes it is necessary to attach an item, an ARC form MUST be completed and approved by the Board prior to any work being done. The homeowner is responsible for any damage to the unit caused by inappropriate and unapproved changes to the siding.
UPDATE 11/16/2021: The board has voted to allow items to be hung using Vinyl Siding Hooks. See examples and options here. Homeowners are responsible for any damage caused by hanging items on siding.
Association Rule: Open Flames Near Buildings – Recreational fires are allowed with several conditions. Fires can only be 3ft in diameter, are allowed from 8 a.m. to midnight for no longer than 6 hours and must be 25 feet from any structure. Open flame grills are not allowed on or under the decks or within 10 feet of the building.
Association Declarations: Section 2 Exterior Maintenance . . . In the event the need for maintenance or repair is caused through the willful or negligent act of the owner, his family, guests, or invitees, the cost of such maintenance or repairs shall be added to and become a part of the assessment to which such lot is subject.
